Basement waterproofing options for Southfield homes

Updated October 19, 2026 · referral service, not a contractor

Most Southfield leaks are fixed one of three ways: an interior drain-tile system with a sump pump, exterior excavation with a membrane and new footing drains, or targeted crack repair. A contractor picks based on where the water enters and whether the outside of the wall is reachable.

Interior drain tile: the usual answer for block-wall ranches

A contractor saws out a strip of floor along the wall, lays perforated pipe in stone beside the footing, and runs it to a sump pit. On block walls, weep holes are drilled into the bottom course so water inside the block drains into the system instead of weeping through the face. A dimpled wall membrane carries seepage down behind the new floor.

This suits Southfield's 1950s to 1970s ranches and colonials because the problem is usually hydrostatic pressure in Blount and Lenawee clay, which pushes water in low on the wall and at the cove joint. Interior tile relieves that pressure without digging up a mature yard, a driveway or a deck.

Exterior waterproofing: when the wall itself is failing

Excavating to the footing, cleaning the wall, applying a rubberized membrane and drainage board, and installing new footing drains stops water before it touches the wall. It's the choice when water comes in high (window wells, the top courses of block), when a wall is bowing, or when a finished basement makes interior work costly.

Expect more disruption and a higher price. Landscaping, walks and sometimes the stoop come out. Sections of exterior work are common: one wall by the driveway, not all four.

Grading, gutters and the cheap fixes first

Southfield lots are mostly flat, and 60-year-old grading has settled toward the house. Downspouts dumping at the foundation, a patio pitched the wrong way, or a window well without a drain cause a surprising share of leaks. A good contractor rules these out before selling a system, and some leaks end with a 10-foot downspout extension.

What to expect at a Southfield estimate

Southfield requires separate permits for plumbing work, and sump installs fall under plumbing. The permit notes explain how it works.
